Of course, inspect as much as you can from public areas.  

As part of the inspection, we are looking for an architect who is experienced with the Roxbury market, to provide zoning analysis/ feasibility study.

It would need to be approved before a passed rental inspection can be obtained.

My current inspector is more of a residential and is fine for smaller structures, however I think his pricing is a little off for bigger number of units inspections.

There are annual inspections, paperwork, delayed payments (expect 90 days for your rent $$ to come in), lower end tenants, and needless red tape.
