Purchased a SFH a few years ago and has done incredibly well from an appreciation standpoint although the cashflow wasn't great.

OMG- I am overwhelmed with the incredible and fast responses! 

If you are remote, Oakland gives you a lot of inventory with great lifestyle (food, accessibility, etc) and a bette price, but the schools are lackluster (although changing).We did the live-above-tenants thing for a year, and enjoyed it because our tenants were incredible but candidly were ready to move. 

I see the incredible value in this property and can't imagine any business not thriving there once it becomes more developed.Thank you for taking the time to read this and any comments or insights are most welcome. 

If you are looking to invest into real estate, I have found this site to be incredibly helpful.

It is to be determined if this incredible appreciation can continue.

It's better to get a more specific list with people that are actually motivated to sell than to throw a bunch of money away on unmotivated leads.

Not too much luck at all unfortunately,  so I wanted to hear what recommendations people have on the best way to find motivated leads.

Ordering some cards and handwriting to specific (motivated) sellers.
