What kind of post card design works best? 

These guys are of course total scammers trying to say you could pay the debt off quicker at 21% than at 4%.....that really is kind of funny.

There are ALL kinds of things that you can do to increase revenue stream.Hold open houses.  

What kinds of things can you point to that would back up that intent? 

The Combined income was over $350k per year.I can't tell you how many Investors I have known for the last 20 years miss the boat because they couldn't find themselves "Betting" on the trends.I think if you can put your fingers on the pulse of the Market, you can easily beat the averages, by FAR.However, not everyone has that kind of risk tolerance.

I have a question as I search for "good deals".I understand that I am looking for deals in which the numbers "make sense" and check as many if not all boxes that you kind folks share on here and I have studied and practiced quite a bit now. 

Be prepared to get D and F Tenants if you are looking at D and F properties.Hope for long term Tenants because you will need to rehab the property after many of these kinds of  turnovers. 

What kind of terms we're associated with that?

The contract reads: "Buyer acknowledges and agrees that no title insurance of any kind is being provided to buyer by seller , that title insurance is not a condition to closing and the property is being transferred to buyer by quitclaim deed or other form of deed acceptable to seller is seller's sole and absolute discretion, without any warranty or representation regarding title"I'd like to get some advice whether it makes sense to shell out the money for a title abstract to check the title on this while the bank is making it's decision.
