(kitchens/bathrooms are small, avg lam flooring cost is $150)Misc materials (plywood/2x4's/paint/cool seal) usually runs about $250.If you need appliances, stoves and refrigerators are about $75 a piece on craigslist.So for about $1,500 you've got a mobile home with no leaks, solid floors, fresh paint, new carpet, new wood flooring and ready to sell.

I have to replace flooring in a small bathroom in a mid-range single family home.The bathroom is somewhat small, and the only smaller pieces the big box stores have are the cheapest grade.

The problem is that the house was owned by a do it yourself type with two terrible condition add ons, funky tile throughout and and a number of cosmetic issues.My question is whether my best exit would be to flip it as is where I estimate I could list and get around $70k as is.Or "wholetail" to make the home functioning and liveable by keeping the tile and bathrooms while finishing the add ons, fixing the roof, painting the cabinets, exterior and interior paint, landscaping and HVAC.

By the numbers in general I think most "experts" would say kitchens and bathrooms get the most return on money invested, IF invested smartly and I would say I generally agree as well but lets use that same example of a $4500 kitchen for 100 more in rent.

When they moved out i had to repair the bathroom, because with 7 people the amount of showering caused water damage to the walls, making the paint curl and peel back causing the water to soak into the walls and start molding in just a few months.
