I found a contractor to replace the gates for a fraction of the price ($1700 for 3 wood back patio fences/ gates, including all materials), and there was contention about the way he wrote the estimate (which was identical to the $6k gutter estimate, except it was written, not typed), and they asked for an arbitrary re-write.

Since no two people have identical goals and risk tolerances, diverging interests come into play very quickly. 

Each will have identical returns at the same cap rate in the same location.  

But downsizing or moving from a SFR to a plex are viewed as possible red flags for occupancy fraud.

Don’t commit mortgage fraud to save 1/2% interest.

It would be mortgage fraud if you said primary but used it as a rental.  

Now, if you refi'd as a primary and moved out completely then that would be mortgage fraud.3)  Drawings:  Typically your local jurisdiction will require a stamp on those drawings.  

I don't advocate mortgage fraud, but the odds of them finding out within the next 12 months are slim.

If you don't then it is mortgage fraud since you failed to disclose it on your application.
