@Jay Willems , since everyone is mentioning buying a duplex to live in one side, I will say my first deal was an FHA 4plex living in one unit, and couldn't have been happier with the results, although you have to be willing to make some sacrifices relative to living in your ideal situation you would have picked, all investment considerations aside.All said and done, well worth it..

Ideally we'll be in another property by the time any future kids would be school-age, but want to set ourselves up right in case the plan doesn't entirely pan out.

@Joe Delia will be helpful but remember that he not only is an investor but his full time job is being an agent and they need to make a living as well.The more self-sufficient you become in property research the easier it will be to find an 'investor friendly' agent.

They were able to do so easily because of a store/retail location they maintained.Just remember its more work and possible more costly.

The instructor is well connected and has been around for a long time, I trust the information when she says she's gotten it directly from TREC Legal Counsel.Also, you have to remember that a judge will sometimes look at the intent of the law versus how it's specifically written.
