I would register my cars in FL, vote in FL, church, use FL address for tax returns, nursing license, drivers license, fishing license, etc.

An appraisal can sometimes help, but all the transaction details will drive the seller nuts (a good reason of use an agent) and if the offer is accepted, they give up due to the conditional clauses - - assuming you use a standard purchase offer contract (don't use a self-written offer!).
