By last night and early this morning, I did suggest that they evacuate but that they could stay if they didn't have any other options (surge is my main concern, we are on the 18th floor so I don't think they will have an issue with that and we have Miami/Dade qualified hurricane protection)...BUT, I was very forthright that they would likely be without water and electricity and stuck on the 18th floor possible for some time.  

I'm a long time professional property manager and I'm not afraid to deal with delinquency or other legal matters myself, so I only pay for the services I want, like screenings and the tenant payment portal. 

Palo alto the 180 recently traded at 3.2 mil and the 350k one would be over 4 mil.. and would have cash flowed a ton :(  But you know I was at the time afraid of negative cash flow and I did make substantial profits on each that went into my business.. so not all bad.. 

I'd recommend to first look at where you'd like to invest it to see if it's feasible or if you need to adjust your buying criteria.If you're not in the market for something new then I'd look into adding an ADU on the lot and upgrading the windows on the main unit to triple pane glass so that the noise doesn't bother your future tenants.

I have a staff of Maintenance Techs and we fix lots of items for a profit while at the same time saving the owner money, win/win.We are transparent company, and we provide all receipts upon request.

So i found a house that has tall ish grass and a broken/open window with no mailbox at the location and i was to buy this property for my first house to live in for a while then eventually sell.

This will be my first foray into the universe of admitting pets so all feedback is welcome.I feel like as STRs get more and more competitive, being pet friendly seems to be a competitive advantage in some markets

There are some fantastic property management companies in the San Antonio area, so take your time and research the ones that focus on property management full time—not as a side gig or a stepping stone for sales.
