More if there is capex planned or for some reason you're expecting higher than normal rollover / leasing costs.

Considering all the above, it kinda of has more risks than we expected. 

Expect prices on them to exceed $1.3 million.There are more in DC proper, but not a lot in the entire region in general.

I suggest you develop a fairly detailed scope of responsibilities for that PM, including how often you expect him to be there and exactly what kind of interactions, inspections, reporting and other activities & responsibilities you expect of him.

What can I expect? 

Most of the time, the warranty did not even covered the items (broken window, water leak outside of the property, parts of hvac etc).

I mean if you happen to have an extra $20,000.00 to play around with it might be worth gaining the experience if it can provide you with a new strategy for forced appreciation or increasing the expected rental income. 

It's not like my mentor didn't tell me what to expect, they absolutely did.
