 I have had excellent luck with LJ Slavens at kcmetroplumbing.com  He has worked on my primary house and one of my rentals until late in the evening, weekends all that with very reasonable prices and does great work.Where are you looking at in Independence, MO?

He called me 1st thing after i left a message, had a 10 min conversation with him, then i submitted a very extension easy to ready excel spreadsheet.

Cincinnati has division 1 college football and basketball, pro football, pro baseball, world class symphony orchestra, world class zoo, multiple major music venues, and excellent schools.

IMO, 5 properties with excellent cash flow is less risky and expensive than an investor who owns 10.  

That is an excellent idea however the only way I can live in a four-plex is if my wife kicks me out of our house...which sometimes isn't out of the realm of possibility.

The lender is going to want to order the appraisal from an appraiser it has already selected and or done business with.

I try to do that every time I can and it is an excellent business practice- one of many things I learned from @J Scott.
