I was really hoping to get a better feel for the market down here and hear from some others in this area.I am not delusional to the fact that this is an extremely hot and competitive market, and not getting much easier with the sheer amount of people moving to Austin everyday.I was wondering how viable it is trying to compete in the Austin market, specifically with the goal of buying and holding small multi-family homes?

Second option, I plan to save as much as I can for one year (on target to save at least 22k by Summer 2019) to have enough down payment for a multi-family home. 

I'd encourage you to even make your own spreadsheet of all the active and sold listings in your target area.

All in for 10k, sold house for 36,500.Now here's the deal - I'm not disputing your model is most likely easier, more easily repeatable, and more predictable.

I have inventory of off-market properties that may be easier to transfer title if you are interested :)

We are voting on a huge new transit system in May that will allow for light rail to be built in hub and spoke form with the city center as the hub making access from the outskirts potentially easier.
