I purchased the PA Landlord form from BP as we are getting ready to rent our first duplex.

I have an offer from a family member to buy one of three of their duplexes when we move back to Tulsa, OK.

From my experience each turnover required more work, they didn't care much about their deposit because it likely was paid by another governmental agency, and I would guess every apt had at least one hole in the wall to fix. 

The whole point of these type of  deals is for someone who wants to live in the 3br 2ba luxurious duplex while amortizing a larger mortgage and owning land outright vs condo association while paying less out of pocket then the comparable sq ft condo costs after assessments, etc.That top unit duplex pro-forma we figured $2750 w free parking spot.

I would appreciate it if someone can recommend a good electrician, HVAC & dry wall contractors.

Is it allowed for me to use 1031 exchange to purchase a duplex for around $200K? 

But property values are really high right now so duplexes are especially hard to come by.
