When we started renovating one side of the duplex, we uncovered multiple issues that drained most of our reserves.

Sort this road block out first; before it drain you out further more financially & mentally.

Hopefully it has a floor drain that you could set a water alarm by and wait for the failure.

Rewarding career, but draining to work so many hours and can also take an emotional toll.

So you view home ownership as a drain basically?

So you have to ask yourself what 1.) your cash-flow can handle, 2.) what it can't handle, 3.) how fast you can replenish a drained reserve account, and 4.) what major cap-ex costs the next 5 years may yield.

I bought a nice apt building because the owner was so fed up paying electricians to go flip breakers and plumbers to hand-tightening sink drain traps.

If it were a brand new install where you need to run brand new water lines, vent, drain and electrical, that would be a different situation.... this is a plug and play....it isn't rocket science.

Once a tenant finds out you lied to them about who you are, your reputation is down the drain! 

If you're trying to get those "stay-cation" folks you could also provide ice fishing gear, pop-up ice house and auger, snow shoes etc.
