If there's any way for you to require the seller to deliver one of the units vacant that would be ideal, then you don't have any risk of damages because if the tenant destroys the place you can refuse to close.Although I am only obligated to give a 30 day notice, I was going to give a 60 day notice, but I do fear that if that tenant is upset it could backfire on me and they won't pay the last months rent.

If they have been homeowners they are pretty low risk to destroy the house or not pay; the bigger risk might be that they move soon (that it is a transition home rather than long term).If they are an applicant who has never lived away from his parents, this is a high risk applicant.
