Putting large down deposits, repositioning, vrbo and forced appreciation are more ways to survive.

The rest is going to be deposited into a joint bank account to invest in our next property after a year of saving.

Who is holding the deposit money?

I said that maybe it wouldn't be a good match, but then he said he tried to pay investors 30% for a 5-6 mo. loan. 

I got a two year lease commitment at $1400 plus first months rent plus security deposits paid to me before I even bought the house.  

One still has 3 biz days before sending in the deposit check (I think). 

@Jeremy CadeAre you talking about the "Earnest Money Deposit", or a down payment if you were getting financing?  

Three years later I was worried when the rent was not deposited by the 2nd.  

You also want to try to look at the unit when its empty so you really know what deductions to make on the deposit.  

This led to the option price being terminated since it was not an option and the funds were considered a deposit which under state law is treated differently, the result was the money had to be returned to the buyer as there buyer was not in default.
