In a perfect world I would like to start with something needing cosmetic or other small repairs and work my way toward the bigger stuff.

I'm a broker, so you're right, trying to nuance stuff won't get you far.My issue is when it gets to be ongoing.   

They didn't seem to have any problem before signing and then they start one a day - they are very impulsive and keep asking for things on the go and expect stuff to be done right away like a 5 year old.they want to treat their landlord like their personal butler.
