And for collateral, that just means putting cash down on the property (skin in the game).

If you have "skin in the game" and take an acquisition fee the net is really no monetary skin in the game and only sweat equity.

@Kevin Le  I think most investors appreciate a willingness to work hard as well as some small skin in the game to show you are serious.
