If not, what other options do I have rather than save till I get 20% to put as a down payment?

I have no responsibilities - other than reading regular reports and (hopefully) depositing checks. 

I know I've spent more than my share of time trying to configure software to work the way I needed it to and that distracted me from my business of flipping houses.
