They're not separately metered (landlord was paying every penny of utilities), there are a couple things I think would not pass inspection, and I'm feeling more and more skittish about having to use a commercial loan in this current economic climate.I realized the main thing holding me back from pulling out of these deals is my desire to treat the realtors with respect.

YES YES get that inspection it will be worth every penny,  then you can do the math based on the estimates from the inspector and other things that you want to do .

I see a lot of home come up for auction and then purchased back from the bank for pennies on the dollar. 

Well,  unless you spend every penny you have to pay all cash and then you have no reserves. 

Save every penny (in your case maybe some selective stocks- diversify) Here's the issue with your GI Bill paying a mortgage if that were to be approved.

If your home is in Concord I suspect it's worth a pretty penny and from a monthly cashflow perspective you can do a lot better.

Remember, you have to rent the machine, buy the sanding discs, buy the stain, buy the clear coat, etc.  

It has gain literally pennies in interest.
