Otherwise might be tough to get lending on all that. 

For the most part I've always done the leg work on screens possible tenant.

LLC's give nearly zero protection on that front.

They have nothing to stand on at all.

Interest paid on their loan or a percentage of the profit?

Is it up on stilts but in a flood zone, is the area prone to flooding?
