I coach soccer, take my kids to a private school, and my wife stays at home.  

I don't blame them but I do wish the selling agent would coach them prior to going under contract.

Be careful about anyone making their money selling $10,000+ coaching / mentoring / training programs!

Don't tell them, coach them, or even allude to terminating their listing agreement. this will backfire and land you in hot water.

I was referring to originating loans and seller carry backs... some are exempt others are not.. its state specific and most coach's and gurus talk in General terms that may or may not be relevant for where your student resides.that's all I was pointing out...these folks  DF and Safe act absolutely impact the private investor who is doing any volume.. in some states not so much in others it moves you to the status of NMLS or RE broker like CA.

A book I can download for free, any memberships, programs, seminars, coaching?

If you wanted one on one coaching, thats something many agents pay $3,000 to $5,000 per month for.

I coach Soccer so I'm concerned about my ability to do it full time.
