There letters are BS as the issues will need to be persued at our landlord tenant board level not in civil court. 

We got the eviction judgment but then she sued after the fact and after 5 years of litigation and a six-week jury trial we won, hands-down. 

I think anyone arguing the litigation side of this is completely missing the point. 

I'm not an attorney either but I  have won a bailment case as a litigant.

But I do love how you armchair attorneys know more than the litigation attorneys.  

We signed an agreement returning the estate in lieu of criminal charges and civil suit but we've had several delays with the court trying to clarify bank, insurance and other accounts.Several months ago, after waiting for this to be resolved, I decided to house-hack and just do the remodel myself, financed with my credit cards.

The last thing I would want to do is get tied up in litigation with an HOA board. 

Just having an LLC will discourage a lot of would be litigants, but if they see that you have a boiler plate operating agreement from Legal Zoom, they may be more likely to take on the challenge, if they don't already specialize in dismantling those.
