Treat the customer with respect, provide safe and desirable products,   purchased at the right price and condition, provide quality management  and anyone can be successful no matter what the product or market.  

Does anyone have any feedback or thoughts on which loan product to use? 

I've heard I might need to buy with cash, which confuses me.Could this lead to issues with the closing process, such as problems with deed recording or property assessment?

My husband and I are under contract to buy a STR in Beaufort, NC.

Almost never the MLS.This sounds like a common story of out-of-state investors buying up class C with local third party management. 

The cash flow houses help me to hold on for the long haul, while the appreciation houses enable me to buy more houses.  

Disclose, disclose, disclose - Most times we dont know every issue in these houses I am only in them for 30min before we buy if at all!

I'm in the process of buying land, having a builder build a home for sale on that land, and then selling said home for a profit.If I buy the land in my name, get the construction loan in my name, but I want to sell it under the LLC's name, at what point am I would I report the income under the business's name?
