In my county dispossessory filings have continued throughout this pandemic (although at a slower pace).The benefit of using an attorney familiar with evictions is that a formal letter from one sometimes tends to light that fire under a tenant hesitate to vacate quicker than a landlords effort.

I have about $22K of my own money saved for a downpayment and light cosmetic rehab so far.

This seems very incorrect to me as the property would be a capital asset with depreciation deductions taken over years, yet the agent insists that he is correct and that this is a common practice for RE pros.I trust the agent but just think he is ill-informed and/or missing further details regarding his proposal, though I am open to the possibility that I may be missing something as well.Can anyone shed any light to help bridge the gap here  ?

Totally makes sense - It’s a brand new building so I was wondering if i can use that as leverage to negotiate further and get a attorney rather than a agent.

For those that have done this themselves, can anyone recommend particular brands of submeters and provide any feedback on their experience putting them in?   

I still don't see how I, a brand new investor, could make an offer on this property without getting my email immediately deleted.

I purchased a brand new construction for 309k last year, refinanced in Jan 2021 from 3.6 to 2.7, home appraised at 325k at the time.
