Usually what will give you more value is adding a room. laminate, tiles, hardwood flooring > Carpet , Stainless appliances > Non Stainless  , Granite Countertop > non granite   .... if you rent to normal working class and middleclass renters they don't know if you bought the laminate flooring for $1/sqf  at your local hardware store or $3.99/sqf imported from italy.  

Their existed stores seemed nice and well decorated with the theme.

They did nothing but got in a dollar general store & then a day care center that has since expanded into another section.

By "convenient" I mean a few minutes closer to work, stores and family/friends.

Ex: re-use stores, good contractors, home improvement loan options. 

@Richard WilkeI realized after finishing my bookkeeping for the year that I spent way more than I expected at one of the chain home improvement stores...

If a neighborhood has a hip coffee shop, nice grocery store, and/or other amenities, for me that is usually an indication that someone (or group of people) much smarter than me has already done their market research to know they won't be losing money on their investment. 

Your tenants can pay online, in a store, even by credit card.
