Either go with the cage like @Joe Splitrock suggested, or if your building is 2 story and brick, I've had platforms built that extend off the side of the building.

I bet there are good reasons TREC has promulgated leases for up to 90-days... 

I think your best bet would be to talk to property managers that can offer the boots on ground perspective of their market.

Your best bet is to wait until bank forecloses and buy it from them.

But if they are savvy money people and they trust you (which I bet the do), then this seems very doable.

Best bet is to have them sign it and send it to collections to make sure they actually pay it.
