@Andrew Lee,I bet you will get a lot of answers that say: "it depends".

They've been dressed up over the years with new roofs, vinyl sizing, replacement windows, etc. but it doesn't change that they're structurally inferior to conventional stick-built houses of the same age in other areas.

Focusing on the highest COC returns you can get will be your best bet.

After seeing other homes in the same area that were half the size and asking double the price I was able to convince my wife that this really was the best opportunity for us at that time and into the future.

"Indoor/outdoor living" is the concept of putting in a huge sliding glass door (the size of a whole wall), for instance, that would, when open, combine a backyard and living room into one free flowing state.

And with a 5-plex like this, I bet you will have at least one placement a year.

Without HML a lot of investors wouldn't even have an option and I bet if you start being really successful you will use HML at some point in your career.  

Your best bet is to talk with some local lenders and explain what you're looking to do and see if they can help. 

I think your best bet is to get an inspector out there before you buy.
