Your best bet is to align yourself with someone who has rehab experience, bring them a deal with some type of agreement that they will bring you on as an understudy.and looking at your numbers I would conservatively use the 300 K as the ARV. 65% of that is 195 k - your rehab numbers of 100 K and you're looking at a house that you shouldn't pay any more than 95 - 100k.

I *do* agree that if you are going to find partner(s), it's easier and probably better to find people who have the same overall goal (investors should partner w/ other investors, etc.) but in this case I think their choice of properties just aligned.
