I expect appreciation to grow rapidly within the next 5-7 years. 12 years to get my money back isn't aligned with my goals but I am interested in how to make this better or have a better understanding of knowing when the deal just doesn't work.

Now , you will have to add value for the homes , so this will depend on age/condition etc but lets say 20k per home so 200k on top of the park value will make the "package" be 2,067,764.In this example rule of thumb, looks like actual expenses are close to rule of thumb ( now you are going to want to make sure that you have all expense factored in such as mgmt fee 5% , plowing etc).

Property is cash flowing some although it was zero down payment with 100% financed as a commercial bank loan.It is good to be part of Bigger pockets for advice, just look for others view points and help you grow as an investor.

I think if they're going to put such a thing online, they should have a way to factor in age of house, size of home, number of bedrooms, size of lot, and quality of finishes, or at least have some type of disclosure stating that their zestimates do not factor in all necessary criteria to be accurate comparison.

I plan to use real estate commissions as well as growing equity in my primary residence to jump into Buy and Hold (Specifically BRRRR) at a later date and work towards building cash flow from rentals.
