Congrats - do you ever think you'll expand a buy a true standalone STR of just happy with this current situation?

Is buying a new owner occupied 2-4 unit multifamily property every year using 3-5% down payments a good strategy to scale?

I want to use her equity as a gift for the down payment to avoid capital gain taxes.
