@Patrick G.In addition to still being under water today, rent went up 30% in those 15 years....I have 2, one in Gilbert by the lakes, one in Tempe For the same time frame, my SF properties went up 150% and rent also close to doubled....So go figure

It's just that when the baseline profit numbers get higher on these larger flips, I'm more concerned with the total profit number and not just purely the percentage (there's a saying from someone that they'd rather have 10% of the Pacific Ocean than 90% of Lake Eerie - size matters).
