You should be listed as an additional insured.

In fact your agent is required by the Code of Ethics SOP 1-13 to tell you that the seller and listing agent will not keep the terms of your offer confidential.

You start having conversations and building an investor list long before you need the money.  

I have read a ton of the posts on here to pick up some recommendations and advice for managing class C/D properties but always open to more wisdom from my fellow investors!

In some areas we have turn key duplex's seeing 18% appreciation YOY and in others we have more affordable flip or BRRR opportunities ready for the picking!

Pick one that does not mess with your established rent.

The plan would be to partner with local hospitals, insurance agencies, businesses, etc. and incorporate great amenities, where I would imagine I could make a better return, but that's where I'm struggling to determine how much better than listings in Furnished Finder.

I never needed to build a buyers list because, after 3-6 months of attending my local REIA, I had 6-8 investors who would buy all my deals.
