It’s just the ones that make sense from an investor stand point are all cash deals, but the point you made about multiple deals falling through really makes sense to be honest.

Many of the medical professionals line up housing in advance, some 30 to 90 days out, and I want to require a deposit to hold the property until they arrive to sign the lease and move in as I am getting multiple calls for the same time frames.  

I have capital available and would really like to just cut down on the learning curve and just buy into a turnkey multi-family or multiple single family homes.

It's not hard to see which successful companies move into multiple markets.
