Given the current flaw in the title, how likely is it that if I do a quiet title suit an interested party will step forward and try to reclaim the properties...and if that were to happen would I lose my investment (ie: the county does not guarantee clean title...so I'm assuming the sale is at the buyer's risk)?

@Sean Cutt, working for free and learning "in the trenches" is far better than handing over a pile of cash to someone who will "guarantee" results.

Some expenses are way out on the horizon, like a new roof - - 20yr guarantee is common and 30yr is better materials.

I believe the OP is asking if there are Turnkey COMPANIES there that sell in this price range and offer (albeit short-term) guarantees for those rents?

., if you are assured about the future health of your portfolio (including all your 100% owned properties), then why would you be scared to personally guarantee being able to pay back a first mortgage for your next property?
