I use both for investing and find myself looking for ways to put more money into the life insurance while looking for ways to get money out of my self-directed account.

They were attracted to the potential for cash flow, largely because so few markets would cash flow any more with higher rates.

We take title to them in a double close and do all of our deals with Cash or Hard Money only.

I’d recommend finding a mentor to guide you through the process and considering ways to invest even before you reach $100k, like partnering with others or utilizing low down payment loans.

As a wholesaler, I've given 3% to a realtor for bringing me a cash buyer...But everything is negotiable!

However, find out their story.

Two of them are city/county attorneys at that, including one from each category just described.So, yes you should probably have a lawyer whenever you have a partnership LLC (and probably with RE) but good luck finding one that's worth a damn.So I just do mine myself, having learned a few things about OEs over the decades, but I am not in RE and I am always a sole proprietor.Also, this lawyer should (in my opinion) by your lawyer, not the LLC lawyer, because you want your interests protected in the partnership.

Weeks later, you'll find the original check was no good, and you'll be out the money you sent them.
