The whole house was repainted, laminate hardwood floors laid in the living areas, new baseboard trim, new carpet in the bedrooms, new tile flooring in the bathrooms and outside patio, granite countertops in kitchen and all bathrooms, stainless steel appliances, paint the cabinets, new toilets and plumbing fixtures, new lighting, and all tubs and surrounds were refinished.

The condo is 1011 sq feet and needs a cosmetic rehab (paint, fixtures, kitchen/bath update, etc).

I have added LVP flooring, done painting to the outside of my house, upgraded the bathroom vanities and light fixtures, and added quality ceiling fans.

Depending on location, comparable properties have to be no further than 0.5 miles from the subject property, active/pending properties are not accounted for, fixtures/finishes play an important role, and obviously, bed/bath count and square footage are looked over.

I'm rehabbing a beautiful, mid-century modern, single family home upstate, and I want to stay clear and on top of project management, as well as managing the financials, supplies ordering (for the supplies and fixtures I am handling vs the contractor).

Seems like Section-8 would still keep trucking along.Where is each property rent compared to section-8, how much fix up money would be needed for each to bring it to section-8 requirements in Nashville.Things like this are either your cup of tea or they are not--only you can make that decision.13 hours away is long drive (2 days).Just my 2 cents.
