So here is my tip for those who need, want it, and glad they have it.

At a certain point some investors might just decide when they want to jump on the equity build up train and in one of the few locations that requires no extra efforts to get that.

I just want great cash flow and if it appreciates more than inflation great if it only appreciates with America that’s cool too.

I am no expert at volcano readings but i would imagine there are some signs that it could hit a tipping point where a small event may occur.

The emotional value she has knowing that we own a rental property free and clear (cash flowing $1000/month) with no debt owed to anyone (aside from county taxes) trumps leveraging that asset to acquire additional properties.Thankfully, the cashflow from that asset and our other properties will enable us to save the 20% down payment on another SFH by the end of the year when the local market cools down a bit.

It turns out there’s no return box for cool air to flow.

Thanks for the tips .. is it easy to identify owners of distressed, run-down or abandoned properties? 

The appraisal on the property will validate this information though so you may have to wait for that to know officially but be prepared for the duplex LTV and interest rates for the property.Thanks for the Tip on the US Bank loan.
