What’s the best way to secure a deal, and not encounter with another wholesaler going after the same property.

I'm about the same as @Michael Baum, maybe an hour or two more in season when I'm fully booked.

These methods are designed to fail.Keep This in Mind:The issue isn’t wholesaling.Wholesaling is just getting a property under contract below market value and assigning it to a cash buyer.

As for flipping, do you stay in the KC market or are looking elsewhere to flip?

@Ella VolneyTypically, you can only find a lender in the country where the property is located and, if you're not a resident there, it will be more difficult if not impossible, depending on the country.When it comes to investors, they need to be open to the idea and then you need to have opportunities that fit within their right risk/return profile.

Real estate laws are local to the state where the property is located.

Probably too small of a sample set here on BP, ask your lawyer or CPA to review

I would also consider Indiana, Ohio, Florida, Tennessee, Georgia, Alabama as some other states.
