If not, you can get an umbrella policy from just about any insurer.

You need to assure them that you will not tolerate any of these things and will be on top of the property 24/7/365.

So let me get this straight.....you come on this Forum filled with RE professionals and ask a question that has zero facts or info to go on.

Some HOA's are super strict (especially in neighborhoods built in 2010 and newer) and some have zero regulations.

Also Airbnb does prioritize things like looser cancellation policies, instant book, in line with market cleaning fees, etc.

I can understand the cross border payment advantage, 7% vs zero% fee, the rest I am not upto speed. 

My policy is that we provide a pest-free home, then the tenant is expected to maintain it that way.

If you have zero vacancies, zero tenant damage, make sure utilities (especially heat) stay on every winter even if the tenant doesn’t pay.  

hey @Joshua Morency. its doable but you may not be able to 100% zero out your monthly expenses.
