I checked the Better Business Bureau for complaints, I checked the NJ State Attorney General consumer division to ensure he was licensed, I checked every reference he gave by visiting sites and speaking with the homeowners.

it's true the SFH or small multifamily rentals barely will pencil anywhere these days for a couple of years now even though it's the best way to really learn RE investing as a beginner.

I am looking to learn about the industry and set a goal of making my first purchase this year if it makes financial sense. 

The most you are allowed to raise rents on a year over year basis is 10% or 5%+CPI which ever is lower.
