It is best to run a new electrical line to the unit that has the water and only allow that unit to use the W&D. 

Most lockboxes out there are not validating IDs when there are showing requests so it only takes one or two bad apples to land you in hot water with the owners. 

.:  For example any water leak, of the contractor charges me $250, out of that $60 tenant pays.As everyone else has mentioned, charging a fee is stupid. 

If you want to make it easier, look for one where it's all direct replacement meaning the water and gas and appliances are staying in the same place - less permits and less cost.

Haven’t discussed pricing yet but probably won’t get as great of a deal on this one but it is a beautiful log cabin with big windows and fireplace overlooking the water.

I can tell you these facts:SFH lots of times do not qualify for max cash out options b/c the rent can'y support the max loan payment.2 - 4 unit houses always have a 1.5+ DSCR and never have a problem affording the max cashout...STR rental structures blow LTR rental structures out of the water.
