I don't have any of my own experience yet, but from what I have read, it seems like the most strategic way to go is to buy a fixer upper for lower than market value and gain forced equity by fixing it up prior to renting it.

Bait and put exterior traps outside,  the black plastic ones bait goes inside.Mice will crawl right up the side of a house, or drop onto house from tree limbs so make sure tree limbs are kept clear.

Prices and the interest rates were part of the reason why we decided to wait. elementary school ratings and career changes were the other things.As you suggested, buying a fixer upper is also an option. concern with that will be the added delays in actually renting out the house after the fixes/updates.
