You have the ability to provide for yourself in terms of housing, transportation, food, clothing, utilities, entertainment and more because of your employment.  

From experience in other business deals with friends (not real estate) car sales, transport, and network marketing, friends will clearing shows you signs of not wanting to do the business deal with you.

, transportation, entertainment, kids' education savings, etc.  

Some people are getting priced out by them, looks for lower rents but still have access to transportation,resturants,bars.

Also, keep in mind that prospective renters value walkability and access to public transportation.

This is a small pocket in an area that will undeniably change within 5-7yrs (proximity to downtown and public transportation).

Heck, my primary source of transportation is my bicycle which has served me well in saving me a nice chunk of money and giving me a workout.However sometimes even the best laid plans can crumble.

I would also check out any positive amenities around the rental space like the location, the school district, and any available public transportion with nearby stops.Good luck to you!
