My experience was not perfect, but most items come with the territory in my mind.

Since this is new territory for me, I'm curious if there are any questions I should ask other than the obvious.

Its been my experience that many commercial/portfolio lenders like to see someone with a presence in the state in which they do business.I've got several portfolio lenders in Columbia that will do loans in Charleston assuming the borrower has ties to South Carolina.

This is unchartered territory for me, ugh, having faith in people's work ethic, quality and honesty!

Many Canadians use banks in Canada that have a presence in America.

I've had it on the market for almost 2 months and it's not selling, even after reducing the price to break even territory. 

I am finding 1.5% rules all day long in class B neighborhoods, but if you want to push into the upper 1% territory, you will mostly likely be B- or C+ in my experience. 

That requires a physical presence.

.• Single family homes do not compete with condos or apartments so the presence of the new mega apartments is not a factor.• People in single family homes have a lot of stuff.

I put my pics with alt tags and watermark on the MLS, to get more traffic and internet presence...wellllllll my silly little humans...
