Keep your powder dry, it’s hard to get that money back out once you pay down that loan... especially at this point in the cycle.

We don't want to use up all of our dry powder chasing a 14% cash on cash return when similar opportunities may yield much higher returns.

Having a strategy for debt will keep your powder dry for subsequent deals and allow you to grow your asset base responsibly.

So I was up in Vail last week, fresh powder every day, who hoo!.

The other question is moving the washer dryer to the back house and turning that space into a powder bath for guests.  

I believe it is some sort of powder substance that they coat surfaces with.

They even preferred that bath over the one that had tub, with subway tile around the tub (rather than a plastic surround), and the main bath also had an upgraded maple vanity with granite counter top sink with matching mirror (floor was almost identical to the other bath).So the bath with more $$ into it got less bang than that cheaper powder room conversion - it's crazy, unpredictable and very hard to gauge what a buyer will be attracted to sometimes.

After the chemical, a powder, is applied it takes 2-3 days for a complete kill.  

To offset these negative cashflows, i plan on building out the portfolio a little cautiously/slowly right now and sit on some dry powder for when the opportunities are lying around on the streets....
