I can do a lot of the rehab work myself (except for HVAC, carpet, roofing) and I have a contractor to tackle the stuff I feel is beyond my abilities.Am I going to have any luck finding a lender for a manufactured home?

Your options are limited when you have bad credit, so I would tackle that problem and get a handle on it before jumping into investing.

And just an observation, if you blasted me 5-7 times about the same property, I would never see one of your emails again, only my spam folder would.

save your money the local realtor boards provide the MLS to it's members (brokers/agents) and usually they offer public access to their system, although not as sexy as say a Zillow or Truilia the data is very accurate and updated within minutes not days also when you sign up there is no spam and you have direct access to the listing agent.

I wouldn't recommend tackling a major foundation issue until after completing at least 3-4 less intense rehabs.

After that we could tackle the tenant issues etc. once we have better numbers.
