Also check the water meter itself, I was ready to tear out old galvanized piping and the city worker said he would swap out the meter first to see if that helped, my tenant called after work and thanked me for re-plumbing the home.

I'm planning to swap out the washer/dryer for a kitchenette, install a sturdier door between it and the rest of the house (or wall it off entirely) and that's pretty much it.

@Dave Smart If the rest of the hydronic system (lines & radiators) are in good condition, swapping out the electric boiler for a direct vent, high-efficiency gas unit is pretty easy.
