There are a couple of units that had one but they're not supported.  

Have the agent video everything, just in case tenant is there and causes a scene or refuses access.You will either get the work done or have a video supporting your eviction.

@Jason Stofer if you don't have a support structure to tap into... the unhappy answer is that there is no short cut. 

However, if your income can't support the debt of the mortgages plus whatever else you may have (car loan, student loans, etc) then you may NEED that lease signed in order to offset some of the debt.

Their new online system is really confusing, and I have had to call customer support for help each time I needed to wire/ACH funds because I could never figure it out on my own (and their customer service chat box isn't set up yet). 

Exactly what i was looking forIf the rental income can support a higher loan amount, the path to getting the most cash back out of the property is to complete the renovations first and then cashout refi after.
