The process took 2-3 years, I was not in a hurry, busy with my corporate career and rather cash strapped.I forget the refinancing fee, but it was minimal.

For the bulk of my real estate service career I've sold Oregon Coast property and STR vacation rentals with ocean views and occasionally oceanfront locations. 

However, there are reputable websites that offer a wide range of house plans suitable for various purposes, including spec homes.

At this point in my investing career I'm okay with exerting more effort than I necessarily need to as I'm still learning a lot and right now what I DO have to offer is time.

If you have a solid career trajectory that you love or can at least tolerate you will obviously dial down the risk.
