Now that is a very high level example but the appreciation is not gone if that makes sense you will capture the ballpark same appreciation if the properties are comparable.

If he's only doing bathroom remodels, that would make sense to not bother.

It's not for me and I'll have a decent amount of cash to work around from allow me not to do that but for most people it makes complete sense.

My vote is invest in other markets where the money makes sense and then take that profit to visit whenever you like. 

(We have other fix-and-flip programs we can close in 3 days or less.)My take is that for very small loans, a HELOC may make sense, because we do charge small origination and service fees.
